Construction management
Counterra manages the build. This fee is only for construction management, so you stay in an owner’s project role. Labor and materials are quoted on their own and need a separate home improvement contract. Kitchen GC, LLC terms are incorporated, including Attachment A and Attachment B. Counterra, LLC’s standard terms are incorporated and supersede a customer purchase order. Unless we say otherwise, orders are custom, non-refundable, and may not be cancelled.
Counterra will:
- Manage bid administration for materials, lighting, flooring, equipment, and other items you choose inside the project area on the approved drawings.
- Manage the trades, permit applications, town inspections, and subcontractor bids, including excavation, foundation, rough carpentry, plumbing, electrical, HVAC, drywall, finish carpentry, paint, and tile, and manage their work on time and on budget with licensed and insured trades. That list is examples, not the limit.
- Administer payment as each material release or project phase is established.
- Inspect workmanship and manage one punch list. On notice from Counterra, one punch list is written with you, then resolved, with roles, responsibilities, and cost written down.
- Pass reimbursable expenses through. You pay them directly, or you reimburse Counterra if we paid, with receipts, under the terms.
- Work business hours Monday through Friday, 9 to 5. The construction schedule is written with you and will move when the job requires it.
The management fee is a flat rate. It is non-refundable and it is not prorated. The management term has to be completed in 12 months or it expires, and the fee is still non-refundable. The project can run longer. We cannot keep managing it after 12 months without additional compensation.
Reimbursable labor, material, and expenses are billed at cost plus overhead and profit. On a $10 invoice the arithmetic is: subtotal $10.00, overhead 13% equals $1.30, profit 15% equals $1.50, materials tax 6.25% equals $0.63, total $13.43. Credit-card processing is separate and does not get the overhead and profit markup.
Hire us
$5,000 due now. The construction management fee is $7,200. The balance is due on the job start date. A licensed construction supervisor is named on the engagement.
This page is not itself the contract. The written agreement controls.
